{"id":511,"date":"2018-06-15T08:59:21","date_gmt":"2018-06-15T16:59:21","guid":{"rendered":"http:\/\/jeffhoward.net\/?p=511"},"modified":"2018-06-15T08:59:21","modified_gmt":"2018-06-15T16:59:21","slug":"caprock-partners-from-california-invest-in-las-vegas","status":"publish","type":"post","link":"http:\/\/www.JeffHoward.net\/index.php\/2018\/06\/15\/caprock-partners-from-california-invest-in-las-vegas\/","title":{"rendered":"CapRock Partners from California Invest in Las Vegas"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><span style=\"font-family:'Tahoma', 'sans-serif';color:black;\"><a href=\"https:\/\/jeffhoward.net\/wp-content\/uploads\/2018\/06\/caprock-logo.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-512\" src=\"https:\/\/jeffhoward.net\/wp-content\/uploads\/2018\/06\/caprock-logo.jpg\" alt=\"\" width=\"278\" height=\"208\" \/><\/a><\/span><\/p>\n<p><span style=\"font-family:'Tahoma', 'sans-serif';color:black;\"><a href=\"https:\/\/caprock-partners.com\/\">CapRock Partners<\/a>, an industrial real estate firm from Newport Beach California has just acquired about 300,000 square feet of multi-tenant industrial space in the western and southwestern part of the Las Vegas Valley.<\/span><\/p>\n<p style=\"font-variant-ligatures:normal;font-variant-caps:normal;orphans:2;text-align:start;widows:2;text-decoration-style:initial;text-decoration-color:initial;word-spacing:0;\"><span style=\"font-family:'Tahoma', 'sans-serif';color:black;\">Taylor Arnett, vice president of acquisitions at CapRock, stated \u201cAn estimated 6 million square feet of industrial space is set to come on-line in 2018 and similar figures for 2019, with more than 90 percent of those projects estimated to be big box distribution space.\u201d<\/span><\/p>\n<p><a href=\"https:\/\/jeffhoward.net\/wp-content\/uploads\/2018\/06\/caprock.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-medium wp-image-513\" src=\"https:\/\/jeffhoward.net\/wp-content\/uploads\/2018\/06\/caprock.jpg?w=300\" alt=\"\" width=\"300\" height=\"152\" \/><\/a><\/p>\n<p style=\"font-variant-ligatures:normal;font-variant-caps:normal;orphans:2;text-align:start;widows:2;text-decoration-style:initial;text-decoration-color:initial;word-spacing:0;\"><span style=\"font-family:'Tahoma', 'sans-serif';color:black;\">CapRock owns and invests in multi-tenant<a href=\"https:\/\/www.rofo.com\/NV\/Las-Vegas\"> industrial properties<\/a> with smaller tenants and they see this type of property as hard to find in Las Vegas at the moment. A good reason for them to invest in the Las Vegas area, and they are looking at other sites to develop.<\/span><\/p>\n<p style=\"font-variant-ligatures:normal;font-variant-caps:normal;orphans:2;text-align:start;widows:2;text-decoration-style:initial;text-decoration-color:initial;word-spacing:0;\"><span style=\"font-family:'Tahoma', 'sans-serif';color:black;\">Brian Gordon, principal at <a href=\"http:\/\/www.appliedanalysis.com\/\">Applied Analysis,<\/a> agreed that most of the industrial ventures in Las Vegas are aimed at larger tenants. He believes that multi-tenant buildings can be a main component in the industrial market.
